## What we collect

- Realtor name, email, and phone
- TCPA / privacy acknowledgments and timestamp
- MLS / listing URL and listing fields you enter or that we fetch from a public listing page
- Seller disclosure files you upload (PDF, DOCX, TXT, JPG, PNG, HEIC) and any text you paste
- AI/OCR-derived field extracts, your gap answers, and the generated Appraiser Information Packet PDF
- Technical logs (timestamps, approximate token usage for AI calls) — not sold

## Why we collect it

To build a factual Appraiser Information Packet for a loan file and to allow Dream Path staff to follow up with you about that submission. Information may be shared with the appraiser **through the lender’s appraisal management company (AMC) or other channel required by Dream Path policy** — not to influence value.

## Retention and deletion

- Default retention: **30 days** from last update of a submission, then files and packet PDFs are eligible for deletion.
- You may request earlier deletion by emailing info@dreampathmtg.com with the submission reference.
- Loan-file retention required by investor/agency rules may be longer; counsel to confirm overrides.

## Sale of data

We **do not sell** your personal information. We do not add tool submitters to unrelated marketing lists without separate consent.

## AI processing

Disclosure text/images may be sent to a contracted AI provider (e.g., OpenAI) solely to extract factual fields. Do not upload content you are not authorized to share. A rule-based fallback runs if AI is unavailable.
