## Nature of the tool

This tool helps listing agents and sellers assemble **factual** property information relevant to UAD 3.6 / URAR appraisal prep. **It is not an appraisal, appraisal review, or valuation service.** Outputs do not estimate market value.

## Appraiser Independence (AIR)

Users must not attempt to influence an appraiser’s opinion of value, condition/quality ratings, or comparable selection. See `legal/air-statement.md`.

## Acceptable use

- Provide accurate contact and property facts to the best of your knowledge.
- Do not upload documents you lack rights to share.
- Do not submit content intended to coerce or intimidate an appraiser.

## Accounts / admin

Admin access is limited to authorized Dream Path personnel. Sharing admin credentials is prohibited.
